Artykuł prezentuje podstawowe podobieństwa i różnice pomiędzy wyceną nieruchomości specjalistycznej i wyceną przedsiębiorstwa. Różnice te odnoszą się do trzech głównych aspektów: definicji przedmiotu wyceny, kategorii wartości i wybranych aspektów metodycznych wyceny. W artykule zaprezentowano definicje i interpretacje podstawowych zagadnień zawarte w międzynarodowych i krajowych standardach wyceny oraz w aktualnej literaturze przedmiotu.

The article presents the basic similarities and differences between the valuation of specialized real estate and business valuation. These differences relate to three main aspects: the definition of the subject of valuation, the categories of values and selected aspects of the valuation methodology. The article presents the definitions and interpretations of the basic issues include in international and national valuations standards and presented in the current literature.
